Here’s why you should always have your own agent when buying a home.

Are you considering working with the listing agent to buy a home because you think you’ll get an advantage in the transaction? There are two main reasons why you should never do that:

1. Responsibility to the seller. The listing agent has a fiduciary responsibility to the seller, meaning their No. 1 priority will be getting them the highest price and best terms in the transaction. Even though they’ll be working with you too, the seller will be their main concern.

2. A strong relationship with the seller. Most likely, they have a very strong relationship with the seller already, and you have no idea how long they’ve been working together. You can’t come in at the end and overcome that relationship to get a better deal. 

The best thing you can do is seek out your own expert representation; you deserve someone working for your best interests. You want to work with a real estate agent who has had plenty of success in the marketplace, knows how to get offers accepted, and can help you get a fair price and the best terms. That ensures you’re as protected as possible throughout the entire transaction.
